Thematic macro overview
AI build-out: thematic overview
Customer demand for AI computing still exceeds supply. What changed this month is when new capacity arrives and how it gets paid for. Chips, memory and equipment are booked years ahead, while permits, power and interest rates set the pace.

Warning lights
- On2 of 5Big tech with negative free cash flow
Operating cash flow minus capital spending, from SEC filings: Amazon -$46.9B (12 months to September; Amazon's own measure, which counts proceeds from asset sales, is -$42.4B) and Oracle -$28.7B (to August).
- StressAbove 10% a yearCoreWeave credit default swaps
Roughly 1,040-1,150 basis points in late October, per secondary market sources.
- HeadwindAbout 5%10-year Treasury yield
4.99% on 10-27 after topping 5.1% in mid-October (FRED). The Fed left rates unchanged on 10-28.
- No end datePausedTexas data-center permits
Ordered 9-21 and confirmed by the state environmental agency on 10-19, with no end date. Virginia has a proposed three-year moratorium from July 2027.
What we're seeing
Demand is not the question; timing is
Microsoft said customer demand continues to exceed available supply, but some outside GPU-as-a-Service contracts were delayed to H2. January to June 2027 is a reading of its fiscal calendar, not its words. Google started renting outside capacity and said 2027 spending will increase significantly.
Microsoft and Alphabet calls, 2026-10-28
Spending came in under forecasts
Microsoft and Google both spent less than expected in Q3, and neither raised its 2026 plan. Meta narrowed its 2026 range and gave no 2027 number.
Company releases, 2026-10-21 and 2026-10-28
The money is changing shape
Loans backed by equipment (IREN, $363M against GPUs in service), customer prepayments (Nebius) and leases (SpaceX, about $40B for GPUs). Galaxy's 830 MW second Helios site has no tenant, while its long-term notes rose from $2.43B to $6.31B this year.

Supply is booked further out
Seagate: most high-capacity drive volume is under long-term agreements through 2028, some to 2030. SK hynix: long-term agreements with 14 customers cover over half of 2027-28 capacity. ASML: planned 2027-28 machine supply will not fully meet demand.

The themes
Each covers its whole peer group, not a short list.
AI compute hosts (neoclouds) Timing and credit
Seeing. Big tech rents outside capacity, but some contracts slipped. Funding is moving to equipment loans and prepayments.
Watch. Megawatts signed, and whether new money is debt, prepayments or new shares.
CRWV · NBIS · IREN · WULF · APLD · CORZ · CIFR · GLXY · BTDR
Memory and storage Tight, contracted
Seeing. Seagate revenue up 61%. Sandisk revenue up 23% in a quarter, to $11.0B. DRAM contract prices forecast up 10-15% in Q4 after 13-18% in Q3.
Watch. Whether prices keep rising, and how much output is under long-term contract.
Chips, equipment and servers Booked ahead
Seeing. TSMC guides about 44% growth for 2026. ASML says supply is short through 2028. Celestica gave a first 2027 outlook of $40B and cut its 2026 free cash flow.
Watch. Export rules (including Taiwan's planned curbs) and chip tariffs.
Power for data centers Permits set the pace
Seeing. AEP reports 84 GW of contracted load by 2031. Texas has paused data-center permits; Virginia has a moratorium bill.
Watch. Permits and grid rules, the practical limit on new sites.
Platforms and software Reports next week
Seeing. Amazon's AWS sales grew 39% in Q3, while its trailing free cash flow fell to -$42.4B. Cloudflare and AppLovin report the week of 3 November.
Watch. How AI spending turns into revenue.

Both sides
What supports the read
- Storage and part of memory are contracted well past 2027.
- Equipment supply is short through 2028.
- Contracted power load keeps rising.
What cuts against it
- One concentrated theme: most of it moves with big tech spending.
- Q3 spending below forecasts, and 2 of 5 big tech firms with negative free cash flow.
- Visible credit stress among the AI compute hosts.
- Permits, power, export rules, and rates near 5%.
